Want hardwood floors on the first level of my new townhouse. Should I invest in the real stuff?
I want to increase the resale value and make it look nice. I don’t want laminate because I think it’s tacky. Engineered seems okay I guess, but I’m not crazy about it. I like the satin finish of real hardwood but don’t know if it’s worth the cost. What’s the price difference, and will I get it back in resale? I have about 450 sq ft to cover, including trim and closets.
Absolutely go real stuff. Laminate is terrible. It doesn’t look, feel, or sound like hardwood. Engineered also works but the issue is deep damage that get through the top layer.
Check out lumber liquidators for pricing. You can get some decent stuff there for about $4 per square foot (and some stuff cheaper), installation will run you another $2 to $3 per square foot.
You likely won’t recover the full cost, but you’ll recover some and it will set your home apart from any other townhomes that may be for sale, meaning it won’t be on the market as long.
